How we work
How a project runs
The same five stages for a house or a commercial building. At each one you know what is being decided, what it costs to change later, and what you receive.
The five stages
Discover
We look at the site and listen. You describe how you want to live or work in the space, and what you expect to spend.
Design
Drawings and a running cost model are developed together, so the design and the budget stay in step.
Preconstruction
Permits, engineering, selections and the schedule are settled before work starts on site.
Build
One project lead runs the site and keeps you informed as the work moves forward.
Aftercare
We come back after move-in to adjust, service and stand behind the work.
What you receive
The documents each stage ends with.
After discovery
A written brief, a first view of the budget, and a note of anything about the site that needs checking.
After design
Drawings you have approved and a cost model that matches them.
After preconstruction
Permits, a construction agreement, a schedule and a list of every selection.
During the build
Regular reports with photographs, the schedule and the cost to date. To confirm: reporting rhythm and whether a client portal is used.
At handover
Manuals, warranties and as-built information. To confirm: warranty terms.
