General contracting
Building from complete drawings by your architect, competitively bid to the trades.
What it involves
Bidding the trades
Each package is put to qualified subcontractors on the same drawings and scope, and the bids are leveled so they can be compared fairly.
Running the site
One superintendent responsible for sequence, safety, quality and the daily coordination between trades.
Submittals and questions
Shop drawings, samples and requests for information tracked to a response, so nothing is built from an unanswered question.
Cost and schedule reporting
Regular reports of progress against the schedule and cost against the contract. To confirm: reporting rhythm.
Inspections and closeout
Inspections booked ahead, the punch list worked to zero, and manuals, warranties and as-built drawings handed over.
Questions about general contracting
Do you work from another architect's drawings?
Yes. We price them, raise anything that is hard or costly to build, and then build what is drawn.
How is the price set?
Usually as a fixed sum or a guaranteed maximum price against complete drawings. To confirm: the contract forms Noble's Crest prefers.
