Tenant improvements
Fit-out inside an existing building, to the lease and the landlord's rules.
What it involves
Starting from the lease
The work letter, the allowance and the landlord's building standards set what can be built and who pays for it. We read them before pricing.
Working in an occupied building
Noisy work out of hours, protected routes, freight elevator bookings and coordination with building management and the tenants next door.
Services
Tying into the base building's mechanical, electrical, plumbing, fire alarm and sprinkler systems, with the building engineer.
Permits and inspections
Each jurisdiction reviews tenant work and inspects it before the space can be occupied. The service area pages name the office for each place.
Opening on the date
Long-lead items ordered first and inspections booked ahead, because rent usually starts whether the space is ready or not.
Questions about tenant improvements
How long does a build-out take?
It depends on the size of the space, how much of the services must change, and the permit review where the building is. You receive a schedule in preconstruction, before you commit.
Can the landlord's contractor be used instead?
Sometimes the lease requires it for work that touches base-building systems. We work alongside the landlord's trades where that is the rule.
